NewLake Capital Q2 Earnings: Stable Cash Flow Meets Tenant Risk
NewLake Capital Partners (OTCQX: NLCP) reported second-quarter revenue of $12.1 million, $5.9 million in net income attributable to common stockholders, $9.9 million in Funds From Operations (FFO), and $10.3 million in Adjusted Funds From Operations (AFFO). On the surface, the quarter looked largely stable. A closer examination, however, shows a company balancing declining rental income with disciplined capital allocation and a conservative balance sheet.
The Metrics That Defined the Quarter
Revenue totaled $12.1 million, down 6.5% year over year; management said this was due primarily to three properties becoming available for lease during 2025. The decline was partially offset by contractual rent escalations, rental income from two Ohio dispensaries acquired last year, and tenant improvement allowances.
Despite lower revenue, the company collected 100% of contractual rent during the quarter. In a sector where tenant credit quality remains one of the primary investment risks.
AFFO totaled $10.3 million, or $0.49 per diluted share, modestly higher than the previous quarter despite lower revenue, reflecting relatively stable cash generation from the existing portfolio.
The Balance Sheet Remains a Competitive Advantage
The company ended the quarter with $25.8 million in cash and cash equivalents while having only $7.6 million outstanding under its $90 million revolving credit facility, resulting in a debt-to-total gross assets ratio of 1.6% and debt-to-EBITDA of approximately 0.2x.
Following the quarter, NewLake also extended the maturity of its revolving credit facility to May 2029 while reducing its borrowing cost from Prime plus 1.0% to Prime. The company subsequently deployed capital into the acquisition of a Kentucky dispensary property while committing additional funds for improvements.
Cannabist Remains the Primary Tenant Risk
One issue investors are likely to continue monitoring is NewLake’s exposure to The Cannabist Company.
Cannabist operates four NewLake properties and remains subject to restructuring proceedings.
Management said the tenant remained current on all contractual lease obligations during the quarter and that NewLake collected full rent from each property. The company also noted that it continues to monitor Cannabist’s proposed asset sale to Vireo and any potential implications for those leases.
Dividend Coverage Continues to Be Supported by AFFO
NewLake declared a quarterly dividend of $0.43 per share, equivalent to an annualized dividend of $1.72 per share, representing an AFFO payout ratio of 88%.
For equity REITs, AFFO is generally viewed as a better measure of recurring cash available to support distributions than GAAP net income because it adjusts for non-cash items such as depreciation. Although AFFO declined from the prior year, the reported payout ratio indicates the current dividend remained covered during the quarter.
The Investor Takeaway
NewLake’s second quarter was less about growth than resilience.
Revenue declined as vacant properties reduced rental income, yet the company maintained full rent collection, modest quarter-over-quarter improvements in net income, FFO and AFFO, and a conservatively leveraged balance sheet.
At the same time, management continued deploying capital through targeted acquisitions while extending and improving the terms of its revolving credit facility.
The key question moving forward is whether investors will likely focus on whether vacant properties can be re-leased and whether tenant credit quality remains stable as the cannabis industry continues to consolidate.
